1 Acceptance of Terms

By accessing or using the African Union platform ("we," "our," or "us"), you agree to be bound by these Terms and Conditions ("Terms"). If you do not agree to these Terms, please do not use our services.

These Terms constitute a legally binding agreement between you and African Union. By creating an account or using our services, you acknowledge that you have read, understood, and agree to be bound by these Terms.

2 Description of Services

African Union provides a digital platform connecting users with:

• Real estate listings across African countries
• Verified real estate agents and property professionals
• Property search and comparison tools
• User-generated content and reviews
• Communication channels between buyers/renters and agents

We reserve the right to modify, suspend, or discontinue any part of our services at any time without prior notice.

3 User Accounts

To access certain features, you must create an account. You agree to:

• Provide accurate, current, and complete information during registration
• Maintain and update your information to keep it accurate
• Keep your password secure and confidential
• Notify us immediately of any unauthorized access
• Accept responsibility for all activities under your account

We reserve the right to suspend or terminate accounts that violate these Terms or are used for fraudulent purposes.

4 User Conduct

You agree NOT to:

• Use our platform for any illegal or unauthorized purpose
• Post false, misleading, or fraudulent property listings
• Harass, defame, or abuse other users or agents
• Upload viruses or malicious code
• Attempt to gain unauthorized access to our systems
• Interfere with the proper operation of our platform
• Scrape or harvest data from our platform without permission
• Use automated systems to access our services without approval

Violations may result in account suspension, termination, or legal action.

5 Property Listings

Property listings on our platform are provided by agents and property owners. While we strive for accuracy, we do not:

• Guarantee the accuracy of listing details
• Verify ownership or legal status of properties
• Participate in transactions between users and agents

Important: We strongly recommend that you:

• Verify all property details independently
• Conduct due diligence before any transaction
• Use legal professionals for property purchases or rentals
• Never send money directly to sellers or agents outside our platform

6 Real Estate Agents

Real estate agents on our platform have been verified to the extent possible. However:

• We do not employ or directly supervise agents
• Agents operate independently and are responsible for their listings
• We are not liable for actions or omissions of agents
• Communication and agreements are between you and the agent

Agents must comply with applicable real estate regulations in their jurisdictions. Report any suspicious behavior to us immediately.

7 Intellectual Property

All content on our platform, including but not limited to text, graphics, logos, images, and software, is the property of African Union or its licensors and is protected by intellectual property laws.

You may not:

• Copy, modify, or distribute our content without permission
• Use our trademarks or branding without authorization
• Create derivative works based on our platform

User-generated content remains the property of the user who posted it, but you grant us a license to use, display, and distribute such content on our platform.

8 Limitation of Liability

To the maximum extent permitted by law:

• Our services are provided "as is" and "as available"
• We are not liable for any indirect, incidental, or consequential damages
• Our total liability shall not exceed the amount you paid us (if any) in the past 12 months
• We are not responsible for user-generated content or third-party actions

This limitation applies regardless of the theory of liability (contract, tort, or otherwise).

9 Indemnification

You agree to indemnify, defend, and hold harmless African Union, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including legal fees) arising from:

• Your use of our platform
• Your violation of these Terms
• Your violation of any rights of a third party
• Your fraudulent or malicious activity

10 Termination

We may terminate or suspend your account and access to our services:

• If you violate these Terms
• If you engage in fraudulent or illegal activity
• If we believe your actions may harm other users
• Upon reasonable notice for any other reason

You may terminate your account at any time by contacting us or using the in-app deletion feature. Upon termination, these Terms will continue to apply to your past use of our services.

11 Governing Law

These Terms shall be governed by and construed in accordance with the laws of the Federal Democratic Republic of Ethiopia, without regard to its conflict of law provisions.

Any disputes arising from these Terms shall be resolved in the courts of Addis Ababa, Ethiopia. You consent to the exclusive jurisdiction of these courts.
